FIRST 100 DAYS

STAGE 1

DOCUMENT EXCHANGE

Occupied 21 Days | Vacant 10 Days from Start Date

DAYS 1-2

  1. Signed PMA & W9
  2. Back-end data entry done by WHM
  3. Additionally insured request to insurance agent
  4. Rent price analysis (if not already done)
  5. Keys & Property access

DAYS 3-6

  1. Bank info via Appfolio & Client Portal Login
  2. Client contribution of security deposit, onboarding fee and property reserve
  3. Leases & Resident contact info received from client
  4. Water billing updates and WE Owner agreements
  5. Milwaukee DNS Registration

DAYS 7-10

  1. Meet & Greet letters out to Residents (occupied)
  2. Schedule Stage 2 Conference Call when Stage 1 Complete with Welcome Email, CC Squad
STAGE 2

BDM & SENIOR PM TRANSITION

Move Forward if Stage 1 is Complete

  1. Google Hangout Video Conference
  2. Discuss Amenities & Unique Property Features
  3. Occupied Onboarding Status
    1. Resident Onboarding Status / issues
  4. Vacant Status / SOW
    1. Go over vacancy information / report
STAGE 3

1 WEEK PRIOR TO START DATE

  1. Property Inspection by Squad
    1. Leasing Photos (vacant)
    2. Meet & Greet with Residents (occupied)
  2. Schedule Maintenance Work or List for Rent

WHM OFFICIAL START DATE

STAGE 4

WEEK 1

  1. Onboarding Follow Up
  2. Leasing Report Discussion (client to receive every Wednesday)
  3. Disbursement Explanation & Statement Schedules
STAGE 5

MONTH 1

  1. Disbursements Processed on the 7th and 15th of the Month (delayed on weekends or holidays)
  2. Financial Statements are Sent on the 1st of the Month for the Previous Month
  3. Google Hangout Meeting to Review First Statement
STAGE 6

MONTH 2

  1. Google Hangout Meeting to Review Second Statement
  2. Discuss any Problems or Opportunities
