Property Onboarding

One Time Fee: $99 per Vacant Unit| $199 per Occupied Unit | $299 Rent Assistance

Let’s get a fast start from day one to ensure success!

We handle billing updates, vendor transitions and municipality registration all for you! We will also get your Owner portal setup and schedule time with our Client Experience Specialist to go over reporting and statements.

Vacant Unit: $99 / Unit

    1. Property inspection
    2. Professional listing photos
    3. Market rent analysis
    4. Scope of work (if not rent ready)

Occupied Unit: $199 / Unit

    1. Property Inspection
    2. Lease review
    3. Personal meet & greet with Resident
    4. Resident portal setup

Rent Assistance: $299 / Unit

    1. Everything included in occupied onboarding plus:
    2. RA payment transfer / setup
    3. Coordinate additional paperwork as necessary for RA

Delinquency & Eviction

Late fees paid to Manager, which includes a 1st class mail and certified mail 5-day notice, plus all reasonable collection efforts.

Residents are served a 5-day notice to pay or quit via certified mail, and our Resident Experience Team reaches out for payment plans. We follow up diligently with any delinquent Residents to get rent collected asap.

$249 Flat Fee Eviction Coordination (does not include attorney, service or Sheriff fees)

Our Resident Experience Team reaches out often to the Resident until payment plans are executed. If payment plans are not honored, eviction proceedings begin with Owner approval. The average cost of an eviction is $1,000 (excluding this coordination fee) but costs vary per situation.

Our eviction rate is less than 1%!

Rent Assistance

$99 Additional Lease Signing or Renewal Fee | $99 Inspection Fee

Accepting Rent Assistance creates some perks for you as the owner, and WHM will handle the coordination for you!

    1. Coordinate with RA to ensure voucher covers desired rent amount
    2. Execute the County or City RA Agreement in combination with our lease
    3. On site contract signing (if required)
    4. Present for property inspection (if required, $99 / inspection fee)

    2. Discounted rates based on our volume of work
    3. Quality control & communication handled
    4. Vendors aren’t paid until our project manager signs off on the work

Pets

Allowing pets in your property can assist in getting it rented FAST and for TOP dollar! Here is how we handle pets, and it’s completely up to you as the property owner if you want to allow them, or not.

    1. WHM charges the Resident an increased deposit of $300, and $30 per month per pet
    2. The increased deposit helps offset potential damage caused by the pet
    3. The monthly pet fees are paid to Manager to offset increased management duties in dealing with homes with pets (maintenance visits, vendor coordination, inspections and the occasional neighbor dispute)

Other Fees

$49 / Hour

For work outside of our normal operations, WHM will charge $49/hour and provide advanced notice to Owner prior to billing. Some examples include:

    1. Insurance claim coordination
    2. Appraisal coordination
    3. City fine coordination / inspections
    4. Account review in excess of one hour per month
